there are 3 principle stages on smaller domestic project to take a project from concept to completion; design stage, technical stage and construction stage. At our initial consultation we review these, along with the scope of services you require before preparing a bespoke client brief and fee proposal.
1. design stage
we first agree a client brief and fee proposal with you, following which we will likely need to carry out a measured survey to prepare a set of drawings showing the existing building. We will then prepare drawings showing the new design for your consideration. Within this stage, we allow for certain number of revisions, dependent on the size of the project (see fees section). Our drawings are to a standard suitable for planning submission/Listed Building Consent. Once a final design is agreed, we will submit applications to the relevant Local Authority where formal approval is required.
2. technical stage
we prepare a set of more detailed drawings to show compliance with Building Regulations. The drawings are then submitted to Local Authority Building Control or an Approved Inspector for checking before being revised and issued. For clients who do not require assistance with tendering and contract administration, the approved Building Regulations drawings for a scheme of this type would be suitable to be sent out to competent building contractors for pricing. Within this stage we can produce construction drawings or Schedule of Works if required.
3. construction stage
this includes tendering all the drawings/documentation to contractors that we feel are best suited to undertake the works. The received tenders would then be reviewed and a recommendation made for a preferred contractor. With a contractor selected, contracts would be drawn up and a pre-start meeting arranged to review the construction stage. During the construction stage, we would act as Contract Administrator to oversee the work on site. Periodic site visits are undertaken to check quality, agree valuations and issue Certificates of Payments. At the completion of the works the Final Account would be agreed, a Certificate for Practical Completion issued and snagging inspection carried out.
